Tenants guide to renting

At Letsureuk, we understand that moving home can prove to be a stressful experience. This is why we provide a personal service from start to finish, making your move as smooth as possible. Our staff are trained and highly experienced in assisting prospective tenants to find the property that most suits their requirments.

Searching For Your Property

This is the first stage in any potential move. Our website has a great search feature allowing you to see in detail every property we have available in your chosen area and price range. Simply select which properties you would like to view, click on the link, and one of our team will contact you. One of our team will then input all your details into our advanced database, which will also allow us to mail out any other properties that meet your requirements.

Arranging A Viewing

We prefer to accompany all viewings in our sign written cars where we can, in order to meet the prospective tenants and to establish a one to one relationship. We will do our upmost to arrange a suitable time for viewings. At this point general details and requirements can also be established, such as the term of the letting, date of proposed occupation and due dates of outstanding costs, e.g. full deposit and first rental payment.

Once you found a property that meets your needs, you will be required to complete a written application, provide two forms of identification (one photographic) we then undertake referencing. This procedure normally includes employer's reference, existing landlords reference and credit check. A fee is payable to Letsureuk to cover the cost of referencing and administration prior to the start of the application. Our administration fee is £195.00 and £95.00 for each applicant thereafter. Only applicants over the age of 18 will be charged for this service. This procedure generally takes 5-10 workings days depending on how quickly responses are received from the relevant people.

Should a tenant for any reason fail part of the references, a guarantor could be required to underwrite and safeguard any rent liabilities. However this is at the landlord's discretion. The Guarantor will also be required to be referenced , which will cost an additional £50.00. Advance rental payment is also an option for failed applications at the Landlords discretion.

Advance Rent & Deposit

One month’s rent and a deposit (typically equal to a month’s rent) must be paid in cleared funds prior to the signing of the tenancy agreement. This can be paid by way of bankers draft, online bank transfer or cash payment. We do not accept cheques as a form of payment. If the property is managed by us the deposit is held by the TDS (The Dispute Service) at the end of the tenancy, if the landlord and tenant agree how the deposit should be repaid, they will then advise Letsureuk, who will liaise with the scheme administrator, who will pay out the money as agreed.

Moving In

Whatever day you choose to move into your new property, we will arrange for you to come to our office to read and sign your tenancy agreement and inventory. We will also e-mail the tenancy agreements to you before this appointment so you can read through before visiting the office. At the office appointment we will then take the first month’s rent and deposit payments and give you all the relevant documentation and contact numbers you require.
